These Terms and Conditions govern your use of the Langit Stays website and your engagement with our property rental services. By submitting an enquiry, entering into a stay agreement, or using this website, you agree to be bound by these terms. Please read them carefully before proceeding.
1. Definitions
- "Langit Stays", "we", "us", "our" refers to the property curation and rental service operating from 8 Jalan Datuk Sulaiman, 60000 Kuala Lumpur, Malaysia.
- "Guest", "you", "your" refers to any individual or group making an enquiry, entering into a stay agreement, or using this website.
- "Property" refers to any villa, residence, or accommodation listed through the Langit Stays service.
- "Stay Agreement" refers to the written agreement confirming the terms of your tenancy at a specific property.
- "Services" refers to the property matching, booking facilitation, and guest liaison services provided by Langit Stays.
2. Acceptance of Terms
You accept these terms by: (a) submitting an enquiry form on this website; (b) communicating with us by email or phone for the purpose of arranging a stay; or (c) signing a Stay Agreement. If you do not accept these terms, please do not use our website or services.
Our services are available to individuals aged 18 and over who have legal capacity to enter into a binding agreement. By engaging with us, you confirm that you meet these requirements.
3. Service Description
Langit Stays provides curated property rental services across Malaysia, focusing on luxury villa and residential accommodation. Our services include: property recommendation based on your stated needs; coordination of Stay Agreements; pre-arrival guest liaison; and in-stay support. We are the facilitating party between guests and property owners. The specific inclusions of each stay are set out in the relevant Stay Agreement.
Properties are available in Kuala Lumpur, Selangor, and Malacca. Availability is subject to existing bookings and cannot be guaranteed until a Stay Agreement is countersigned and the deposit received.
4. Enquiries and Bookings
Submitting an enquiry does not constitute a booking and creates no obligation on either party. A confirmed booking exists only when a Stay Agreement has been signed by both parties and the required deposit has been received and cleared.
All Stay Agreements are issued in writing and will specify: the property, the tenancy period, the total rate, the deposit amount, inclusions, and the cancellation terms applicable to that property. Verbal agreements are not binding.
5. Payment Terms
All rates are quoted in Malaysian Ringgit (RM) and are inclusive of the items specified in the Stay Agreement. A security deposit, also stated in the Stay Agreement, is held during the tenancy and returned within 14 working days of departure, subject to any deductions for damage beyond ordinary wear and tear.
Payment is accepted by bank transfer (local and international). Full payment terms are set out in each Stay Agreement and may vary between properties.
If payment is not received by the due date specified in the Stay Agreement, Langit Stays reserves the right to release the property to other enquiries without further notice.
6. Cancellation and Modifications
Cancellation terms are property-specific and set out in each Stay Agreement. As a general guide: cancellations made more than 60 days before the arrival date may be entitled to a partial deposit refund; cancellations within 60 days are typically non-refundable.
Modification requests (changes to dates or guest numbers) are subject to property availability and may be subject to a rate adjustment. Requests must be submitted in writing and confirmed by us before any modification takes effect.
In the event that a property becomes unavailable due to circumstances beyond our control (including force majeure, natural disaster, or significant infrastructure failure), we will make every reasonable effort to offer an equivalent alternative. Where no suitable alternative is available, a full refund of funds paid will be issued.
7. Guest Responsibilities
Guests are responsible for:
- Treating the property and its contents with reasonable care. Damage caused by negligence or misuse will be deducted from the security deposit and invoiced if the cost exceeds the deposit amount.
- Complying with the house rules set out in the Stay Agreement and provided on arrival. Rules typically cover noise, visitor access, use of outdoor facilities, and property security.
- Ensuring that the number of overnight guests does not exceed the stated capacity of the property.
- Notifying us promptly of any maintenance issues, damage, or incidents at the property.
- Complying with Malaysian law during the stay. Illegal activity at the property will result in immediate termination of the stay without refund.
8. Intellectual Property
All content on this website — including text, photographs, layout, and design — is the property of Langit Stays or used with the permission of the relevant rights holder. You may not copy, reproduce, or distribute website content without our written permission. You are granted a limited, non-exclusive licence to access this website for the purpose of enquiring about and booking our services.
9. Disclaimers
Our services are provided with reasonable care and skill. However, we do not warrant that the website will be uninterrupted or error-free, and we are not responsible for content on third-party websites linked from our pages.
Property photographs and descriptions are provided in good faith and reflect the condition of the property at the time of listing. Minor changes to furnishings or decor between listing and your stay do not constitute a material misrepresentation.
10. Limitation of Liability
To the maximum extent permitted by Malaysian law, Langit Stays' liability to you in connection with our services shall not exceed the total amount paid by you for the stay in question.
We are not liable for: loss of enjoyment; indirect or consequential losses; losses arising from events beyond our reasonable control; or losses resulting from your failure to comply with these terms or the terms of the Stay Agreement.
11. Governing Law and Dispute Resolution
These terms are governed by the laws of Malaysia. Any dispute arising from or in connection with these terms shall first be referred to informal resolution by written notice. If informal resolution is not achieved within 30 days, the parties agree to submit to the exclusive jurisdiction of the courts of Malaysia.
12. Changes to These Terms
We may update these terms from time to time. Changes will be posted on this page with an updated effective date. Your continued use of our website or services after changes are posted constitutes your acceptance of the revised terms. Stay Agreements already in effect are governed by the terms applicable at the time of signing.
